ULCINJ

  • Roads: M-2.4 highway Bar-Ulcinj-Skadar (Albania) passing a large part of the territory of the Municipality from the border with the Municipality of Bar, along the coast to the border crossing point Sukobin with Albania; regional road R-16 Vladimir (Ulcinj)-Ostros-Virpazar (Bar) on Skadar Lake
  • Power supply: power supply system consisting of a transmission line fed by a 110/35 substation
  • In the upcoming period another 110 kV transmission line between Bar and Ulcinj and 110/35 kV Virpazar transformer station in Bar Municipality are planned
  • The most important economic and natural resource is the 32 km long sea coastline.
  • The longest beach is Velika plaza, 4 km east of the town of Ulcinj, 10.1 km long. At the opposite end of Velika plaza, to the border with Albania, is Ada Bojana.
  • Since ancient times the sea salt production has been a major activity in the Municipality of Ulcinj.
  • The municipal territory disposes of the deposits of ornamental and technical-building stone, cement marl, sand and gravel. Ornamental stone is mined in “Krute”. It is of good quality and usually applied as laminating material. Technical-building stone is mined at several locations and its potential reserves are unlimited. Significant quantities of cement marl are found in the deposit of “Donja Klezna”.
  • Farming land covers 7,532 ha, and constitutes mostly of arable land.

Soil quality, favourable climate and abundance of water enable growing of various fruits and vegetables, citrus, other fruits (figs, pomegranates, kiwi fruit), olive trees and vines.

  • Hydropower resources: River Bojana and its tributaries (which is in part a natural border between Montenegro and Albania) and the lakes: Šasko and Zoganjsko
  • excellent geographical position, and significant natural beauty, monuments of great cultural and historical value
  • proximity to the National Park Skadar Lake, Regional Park Komovi, archaeological sites Ribnica, Duklja, Medun

The municipality of Ulcinj has defined by a municipal decision the set of incentives for investments in the Business zone “Vladimirske krute.” Prospective Business Zone users are:

  • exempted from paying property tax for a period of 8 years from the date of commencement of the activity.
  • exempted from payment of surtax to personal income tax for a period of 8 years from the date of commencement of the activity.
  • exempted from paying a fee for provision of utility infrastructure.
  • allowed to lease land for 10 years based on the number of employees and leased land area.
