  • The Old Hospital is situated in the town centre. The building has not been in operation for 20 years, and before that, until the construction of the present primary healthcare unit, it provided all healthcare services. A 7,966 m2 urban lot is envisaged in the DUP “Žabljak”. Total parcel area of 16,941 m2 includes also the site of the current primary healthcare centre with the associated facilities.

  • The site is located at 1,456 m above sea level, in the most attractive area of ​​the National Park “Durmitor”. The “Mediterranean”, complex which consists of two larger facilities and 18 bungalows, was once used as a military resort. The visitor highlight spot, Crno Lake, is only 200m away. A bank, a post office, green market, shops and other city facilities are located in the immediate vicinity of the site.

ŽABLJAK

  • The Ski resort Savin kuk is situated 4.5 km from the city centre and is equipped with two two-seat ski lifts with total length of 2,160 m, the track altitude difference of 681 m, three ski lifts with total length of 1,700 m and a baby-lift 100 m long. Ski resort Javorovača is 600 m away from the city centre. It has a 440 m long ski lift and an 80m baby lift
  • Of particular interest for toruism development in Žabljak are the existing biking trails, walking and hiking paths

The Municipality of Zabljak has defined the package of incentives for investors by:

1)   The decision about lowest rate property tax out of those anticipated by the Law on Property Tax, for hospitality facilities of the following categories:

  • For a 3*** hospitality facility – 2% of the property market value,
  • For a 2** hospitality facility – 3% of the property market value,
  • For a 1* hospitality facility – 4% of the property market value,
  • Non-categorized hospitality facilities – 5% of the property market value,
  • 4**** and 5***** hospitality facilities are taxed at a rate of 0.4% of the property market value.
  • The incentives provided by the Decision on fee for provision of utility infrastructure:
  • The possibility of paying the agreed fee for communal land in instalments (25% of the agreed fee payable on the day of signing the contract for provision of utility infrastructure, and the rest over 5 years);
  • If the payment of the agreed fee for provision of utility infrastructure is paid at once in full, the fee is reduced by 15%;

The same decision allows for the possibility of the investor providing utility infrastructure personally
